Laura, the stats look pretty static with the exception of median sold price, which is down quite a bit.

Carol, I think buyers are being more realistic with what they can afford!

I love the name of this town! (Little Egg Harbor :-) And your photo captures so much with the flags, seagull, pavillion, beach...Such a helpful report for local homebuyers and sellers. Very nice!

Laura...prices & value-of are often so far apart aren't they.  Condos usually skew the medium price when they are included in the single family home total;  They are usually single family Homes that have 1 or more [floor-ceiling] common walls.   condos are down around us; many not selling thus our Home sales volume & percentages are down.  That is what needs to be rectified and soon.
As an aside, went on Zillow, clicked on Single family Homes for sale; clicked on our area of sales---was stunned to see the number of "Vacant Properties" --to be individual lots--added to the scene. Needless to say, home values were way low.  That is Sad.
Have a great weekend.

Mara-We love the Jersey Shore...the housing market here, not so much!

Barb-I know, people around here feel stuck because they want to move, and can't get what they paid even if they bought as far back as 2002!

Stuck is a hard reality for a market that doesn't budge....it's moooving here a bit better than it has in a while and hoping it spreads to your end of the country quickly !
