Single family homes for sale in Little Egg Harbor range in price from $99,600 for a bank owned 2 bedroom one bath home, with less than 1000 square feet of living space. At the high end, you have a Little Egg Harbor waterfront home with 4 bedrooms 3 baths and 68 foot bulkhead. This waterfront home is listed at $850,000 and is just 500 feet from the open bayand is located on Osborn Island in Little Egg Harbor.

Any idea how many of the homes are on the water?
One of the issues I ran across is trying to finance a waterfront home when there simply are no recent waterfront comps within a couple of miles. So, the comps end up coming in lower because they are comparing the subject to homes that are not on the water. It makes closing the deal difficult.
33 sold homes this December versus 9 last December 08...I will be running my stats for Middlesex County next week, hopefully will be looking at same type of increase...
