THE JERSEY SHORE HOUSING MARKET...IT'S TOO EARLY TO SAY!
My take on it...it's too early to tell.
I would and did tell my investors to jump now, fix the home (if necessary) and rent. Rental are in high demand.
But there's a drop in Jersey Shore homes available for sale. Just in Barnegat, Manahawkin, Little Egg Harbor and Tuckerton homes for sale dropped by 107 from October 28th, they have been withdrawn from the homes for sale market at the Jersey Shore.
That number from the same period last year was 75 homes.
How will that affect home buyers in January (when they get off the computer and really start looking).
Don't forget, some people are only able to see their homes this week! (Holgate on Long Beach Island was only opened today.) How are they to know whether they'll be buying and/or selling?
Add to that the FEMA remapping, which the Press has been all over. It's hard to tell where the Jersey Shore Housing Market will land when we're facing down Janurary and the start of our 'season'.
And on top of that, perhaps most important, what's going to be required for a homes rebuild???
If you read through this expecting me to say BUY, BUY...SELL, SELL, you'rel disappointed.
I will say inland southern Ocean County is strong and helping their waterfront neighbors however they can...please do the same.
